• Monitor contractor's progress/completion of job
• Inspect community/prepare letters/follow-up

• Set up and coordinate with committee chairs
• Assist with architectural review process
• Prepare legal notices required by the governing documents
• Advise board of changes in association management regulations/practices
• Secure appropriate insurance
• Maintain association records
• Arrange for and work with reserve specialist

• Provide for newsletter development and publication
Accounting Only

• Mail assessment coupons
• Receive and process assessment payments and other receivables
• Receive association invoices
• Review invoices and approve for payment
• Pay association bills
• Process payroll (if required) and file related tax forms
• Reconcile association bank accounts
• Prepare monthly financial statements
• Monitor overdue accounts and work with collection attorney
• Prepare and provide assistance with association's yearly budget
• Provide annual accounting information and work with accountant to complete year end audit and tax returns
• Maintain owner database
