WELCOME PACKAGES

United Property Associates When a unit in a community association is resold, the seller is required by law to provide the buyer with a certificate of resale. This might include only a two-page certificate and necessary legal documents. UPA includes a welcome letter to the new owner, the latest newsletter, a map of the community, and other items the new owner may find useful. We also recommend that owners who rent their units allow us to send a package to their renters. This package includes rules of the property, a newsletter, information on parking, etc. This helps new residents start out with a better understanding of the community and ultimately leads to a better relationship with the Board of the Association.

FINANCIAL STATEMENTS

United Property Associates provides high quality, in-depth statements. Our accounting methodology makes available both the cash and accrual methods. The association's bills are normally paid three times each month, and the financial statements always represent the latest financial information. Our accounting system also includes a detailed filing system, as well as safe and efficient personnel procedures. These features make our reports extremely reliable and translate into lower auditing costs.

PROFESSIONAL MATERIALS

The investments represented by your homeowner's association total millions of dollars. UPA believes that your Board of Directors, elected by the homeowners to oversee their investments, should conduct business with a high level of professionalism. Our advanced computer software programs enable us to combine art, graphics, and text in formats that are interesting, readable, professional, and give credence to the information put forth by your association.

PROPERTY INSPECTIONS

Our managers inspect your property several times each month. Follow-up systems for architectural violations, repairs, and maintenance are in place to insure the proper adherence to your association's regulations. Door hanger violation notices are used, where appropriate, to provide instant notice of infractions.

EDUCATING OUR COMMUNITY LEADERS

UPA's objective for Board members is to provide quality orientation programs for new Board members as well as to educate other members on the proper operation of their association. Holding special seminars for officers, providing information on setting up committees, information on rules enforcement, violation hearings, understanding financial reports, strategic long and short term planning, and when to call in professionals are all part of UPA's services.
